1. Who we are — and who we are not

FindARent.ai is an independent website built and operated by a solo developer — not a company, brokerage, or property management firm.

We are NOT a licensed real estate broker, agent, salesperson, property manager, or landlord. We do not represent buyers, sellers, landlords, or tenants in any transaction, we do not negotiate leases, we do not collect rent or deposits, and we do not charge commissions.

FindARent.ai is an informational tool only. Nothing on this site creates an agency, brokerage, fiduciary, or landlord-tenant relationship between you and us.

2. Demo listings and information accuracy

Listings, prices, availability dates, "AI match scores," market insights, neighborhood scores, and rent trends shown on this site are illustrative demonstrations and may be fictional, outdated, or inaccurate. They are provided for product demonstration purposes and must not be relied on as real offers of housing or as market data.

Always verify any property, price, and terms directly with the actual property owner or manager, and inspect a property in person before signing anything or sending money.

3. No professional advice

Content on this site — including the affordability calculator, cost estimates, AI-generated insights, and FAQ answers — is general information, not legal, financial, tax, or real estate advice. The affordability calculator uses simple rules of thumb and does not know your situation.

Consult a qualified professional (attorney, financial advisor, or licensed real estate professional) before making decisions about renting, leasing, or listing property.

4. Your account and acceptable use

You are responsible for the accuracy of information you submit and for keeping your device secure. Accounts are currently demo accounts stored in a browser cookie.

You agree not to misuse the site: no scraping at scale, no attempting to breach security, no posting unlawful or fraudulent content, no impersonating others, and no using the site to send spam.

We may suspend or remove access, content, or submissions at our discretion.

5. Property submissions

Submitting a property through the site is a request for consideration, not a listing agreement. We make no promise that a submission will be published, and no fees or obligations arise from submitting the form.

You must own the property you submit or have the owner's permission, and you are solely responsible for the accuracy and legality of the information you provide, including compliance with fair-housing and advertising laws in your area.

6. Third parties

Any transaction you enter with a landlord, tenant, or other user is strictly between you and them. We are not a party to it, we do not vet counterparties, and we are not responsible for their conduct, statements, or omissions.

The site is hosted on third-party infrastructure (Vercel), whose own terms apply to their services.

7. Disclaimer of warranties

The site is provided "AS IS" and "AS AVAILABLE," without warranties of any kind, express or implied — including merchantability, fitness for a particular purpose, accuracy, and non-infringement. We do not warrant that the site will be uninterrupted, error-free, or secure.

8. Limitation of liability

To the maximum extent permitted by law, the operator of FindARent.ai will not be liable for any indirect, incidental, special, consequential, or punitive damages, or for lost profits, lost data, or housing decisions made in reliance on the site.

To the maximum extent permitted by law, our total aggregate liability for any claim relating to the site is limited to one hundred US dollars ($100) or the amount you paid us to use the site in the past twelve months, whichever is greater. You have paid us nothing — the site is free.

Some jurisdictions do not allow certain limitations; in those places, these limits apply to the fullest extent permitted.

9. Indemnity

You agree to indemnify and hold harmless the operator of FindARent.ai from claims, damages, and expenses (including reasonable attorney fees) arising from your content, your use of the site, or your violation of these terms or of any law.

10. Intellectual property

The site's code, design, text, and logo belong to the operator. You may not copy or reuse them commercially without permission. You keep ownership of content you submit, but grant us a non-exclusive license to display it on the site.

11. Changes and termination

We may update these terms, change features, or shut down the site at any time. Material changes will be reflected by updating the date at the top of this page. Continued use after changes means you accept them.

12. Governing law

These terms are governed by the laws of the United States and the state in which the operator resides, without regard to conflict-of-law rules. Any disputes will be resolved in the courts of that state.
